FEASIBILITY STUDY FOR THE CREATION OF A NEW TOWN IN UTIQUE

The Agence Foncière de l'Habitat is investing in a new approach to urban development based on the concept of new towns, a concept that has been used for a long time in different countries around the world: France, Great Britain, but also in Morocco and Algeria, in particular. These countries have created new cities as part of their urban planning policies, which have generally been located in the vicinity of existing large cities (within a radius of 15 to 50 km) to ease the pressure around them.

The object of the study relates to the feasibility of the project of creation of a new city in the zone of Mabtouh-Utique, in the north of Tunis, and this within the framework of a new approach of intervention of the AFH . This feasibility study should enable the AFH to fit in with its initial missions, in particular the production of a quality urban environment and the supply to the housing and town planning sector of the developed land it needs to meet public and private demand while ensuring the reduction of production costs.

Phase 1: Assessment of the opportunity to create a “new town” in the Mabtouh area:

  • Evaluation of development costs

Phase 2: Feasibility study and means to be implemented:

  • Presentation of project feasibility scenarios
  • The presentation of the profitability of the projects
  • Accompanying measures and means to be implemented.
